If you listen to us real estate agents talk about the market these days, you might get the idea that homes are just FLYING off the market, often with multiple offers.

That's only partially true.

A few weeks ago our Director of Marketing produced an episode of our Market Update series where she explained how various niche markets take longer to sell, and how it's so crucial to have realistic expectations when you're planning to sell your home.

Today we had another example of how this works:

When Leo Cohen listed a gorgeous Skagit Valley home (with a spectacular view) in the middle of June, he consistently provided the owners with the real numbers: actual market data that included the current absorption rate in the area, and projections for how long it would likely take to sell.

What mattered was the niche market - not the overall market. Skagit County's total residential average right now is 16 days on market. But that's so general that it's completely irrelevant to these specific clients.

Digging into the niche - home type and size, location, price point, and more - gave Leo a more accurate picture: 137 days on market (with a couple looooongstanding listings skewing even that specific data).

And just today, after 55 days on market, we're still well within a realistic expected days-on-market range, the home is UNDER CONTRACT, and our sellers can move forward with their new home build in the Sea Smoke Development!
