May 26 Market Update

Today is Wednesday and that means it’s time for this week’s market update!

Whatcom County
There are 209 single family homes available for sale in Whatcom County. 115 of the 209 are priced between $300,000 and $1M.

Under $300,000: these are primarily clusters of trailers and vacation cabin-type homes primarily in the Deming and Maple Falls areas

Over $1M: 47 luxury homes/large properties scattered across Whatcom County- for example, view homes on Chuckanut and farms with acreage.

Bellingham

Bellingham currently has 34 single family homes priced in that $300-$1M range, with a median list price of $726,500. As for condos, there are 9 available, starting at $450,000. Median list price for condos in Bellingham is $590,000.

Sudden Valley

There are 4 homes available for sale in Sudden Valley at the moment. One is priced at $375,000 and the other 3 are priced between $800,000 and $1.6M. 

Ferndale & Custer

37 homes and condos are available for sale in this area. Median asking price is $590,950 but prices do range significantly in this region, with 12 of these properties priced between $220,000 and $500,000. 

Lynden

Lynden has 17 homes & condos on the market today, with 2 condos holding down the under-$300,000 price point. If we remove the 2 homes priced over a $1M (because they’ve each been up for sale over 6 months), the median list price for this northern town is $509,950, and the average is $531,970.

Blaine & Birch Bay

29 single family homes and 15 condos are up for sale in this area. Prices range from $145,000 to $2.25M (excluding the outlier at $5.9M), and have a median asking price of $252,000.

Keep in mind that the market is always moving, and this is just a moment-in-time-snapshot. In fact, in the 45 minutes it took to pull the data for this article, one home went under contract and there are now 208 single family homes available for sale in Whatcom County.
